As we mark the one-year anniversary of The Housing Sector website, we invite you to join us in embracing these essential principles. From fostering community and inclusivity to promoting transparency and accountability, these ten commandments empower providers to create a more equitable and responsive housing environment.

Throughout this year, we have had the privilege of engaging with individuals from various levels within the housing sector.  From customer service agents to CEOs, directors, managers, and most importantly, tenants, we have had meaningful conversations and exchanged valuable advice.  We have actively participated in numerous discussions, often taking the lead from a tenant's perspective.

Our engagement has extended beyond conversations, as we have immersed ourselves in research by reading white papers and authoring our own blogs on a wide range of sector-specific issues. We have also been fortunate to be invited to test emerging technologies and have acted as advocates for residents by reporting and resolving issues. We are grateful for the feedback received through reviews and surveys, and as a result, we have gained over 2k followers throughout this year.

Whilst it is evident that the housing sector still has a long way to go, it is equally clear that many of you are well-positioned to lead the sector on this transformative journey.  Overcoming old habits, changing tired mindsets, retiring outdated processes, and implementing new technologies are crucial steps. We applaud those who are driving cultural change, but unfortunately, there are some who resist embracing this necessary transformation (even within my own housing provider).  In the wake of recent tragedies and devastating loss of life, the sector is facing increased scrutiny. This presents an opportunity for all of us to demonstrate our value and showcase our capabilities.

With this in mind, we present our Ten Commandments for Housing Providers. These straightforward guidelines may already be deeply ingrained in your company culture and credos. Many of you may already be living these essential principles in your daily work.

I offer these commandments as a gentle reminder to those who are already committed to bringing them to life. They serve as a reminder to providers who may have lost sight of their importance amidst excessive procedures and policies. And I offer them to tenants as a tool to assess and evaluate their own housing providers.

Now, you may wonder who I am to present these commandments. I am a tenant who has grown weary (and continues to grow weary) of being "silenced" by my own provider. I am someone who strives to bridge the gap between you and your tenants. I seek solutions to problems that affect many of you who, in turn, have become frustrated and disconnected from your residents. I have supported numerous residents, and I continue to do so without financial gain.

So, without further ado, I present to you The Ten Commandments for Housing Providers.

1 - Thou shall communicate with tenants in a clear, honest, and respectful manner, ensuring timely and relevant information is provided regarding their tenancy and services.

Clear, honest, and respectful communication is paramount in the realm of social housing provision. It is crucial to keep tenants well-informed about their tenancy and the support services available to them. By doing so, we can ensure their well-being, satisfaction, and establish a foundation of trust and respect between tenants and providers.

2  -  Thou shall prioritise the comprehensive training, equipping, and support of staff to deliver exemplary services.

Ensuring that staff members are adequately trained, equipped, and supported to provide high-quality services is a fundamental aspect of social housing provision. Well-prepared and equipped staff can offer tenants the necessary support and assistance to maintain their tenancy and enhance their quality of life. This encompasses promptly and effectively addressing requests and inquiries, offering information about available services and resources, and resolving issues and concerns in a timely and satisfactory manner.  Equally crucial is cultivating an environment where staff members feel supported and empowered to carry out their responsibilities with excellence.

3  -  Thou shall deliver service with responsiveness and efficiency, addressing issues and concerns promptly and effectively.

Responsive and efficient service delivery is a crucial pillar of social housing provision. Tenants depend on housing providers to promptly and effectively address their issues and concerns. Delays or inefficiencies in service delivery can lead to frustration, dissatisfaction, and potential harm. Therefore, housing providers bear the responsibility of ensuring that their services are delivered in a timely and efficient manner, keeping tenants informed about the progress of their requests and inquiries.

4  -  Thou shall provide housing that is safe, secure, and well-maintained, catering to the needs of tenants.

Providing safe, secure, and well-maintained housing is a fundamental obligation in social housing provision. Tenants rely on housing providers to supply housing that fulfils their essential requirements, such as shelter, security, and safety. This encompasses ensuring that housing units are structurally sound, free from hazards, and properly maintained. Additionally, it involves implementing adequate security measures to prevent crime and guarantee the well-being of tenants.

5  -  Thou shall nurture a vibrant community and inspire tenants to take pride in their homes and surroundings.

Fostering a sense of community and encouraging tenants to take pride in their homes and surroundings is a vital component of social housing provision. Housing providers have the responsibility to cultivate a welcoming, inclusive, and supportive environment that fosters a sense of belonging and social connectedness among tenants. This can be achieved by offering opportunities for tenants to engage in social activities and events that bring them together.  Additionally, housing providers should encourage tenants to take ownership of their living spaces and actively participate in the maintenance and upkeep of communal areas.

6  -  Thou shall actively recognise and address the diverse needs of tenants, including those with disabilities and mental health needs, while promoting equality, diversity, challenging discrimination, and advocating for social justice.

Housing providers must ensure that their services are inclusive and accessible to all tenants, regardless of their backgrounds or abilities. This includes actively acknowledging and understanding the unique challenges faced by individuals with disabilities and mental health needs and implementing appropriate measures to address them effectively. In addition to addressing immediate needs, housing providers have a responsibility to challenge discrimination and promote social justice.

7  -  Thou shall actively seek tenant feedback to enhance services and outcomes, demonstrating the value placed on their opinions and experiences.

By seeking input from tenants, housing providers can gain valuable insights into the effectiveness of their services and identify areas for enhancement. It shows a commitment to quality and responsiveness, building trust and respect among tenants. Furthermore, involving tenants in service design and decision-making processes ensures that services are tailored to their specific needs and preferences.

8  -  Thou shall prioritise transparency and accountability in all interactions with tenants and stakeholders, promptly addressing questions about processes and decisions.

Tenants and stakeholders depend on housing providers to be transparent and honest about their policies, processes, and decisions. It is essential to respond promptly and appropriately to any inquiries or concerns they may have. This includes providing clear and easily accessible information regarding the available services and support for tenants.  Housing providers should ensure that they communicate openly about these processes, fostering a culture of trust and understanding.

9  -  Thou shall embrace innovation and adapt to changing needs and circumstances.

Embracing innovation and being adaptable are essential for housing providers to stay responsive to evolving needs and circumstances. Housing providers must continuously seek new solutions, technologies, and approaches to improve services, enhance efficiency, and address emerging challenges.

10  -  Thou shall let actions speak louder than words and avoid self-praise until thou has proven thy commitment through deeds.

Housing providers must demonstrating their commitment through tangible actions rather than relying solely on words. Actions have a far greater impact on the lives of tenants and communities.  It is important for housing providers to focus on delivering on their commitments, holding themselves accountable, and continuously striving to improve services and outcomes.
